So all conditions have been met and title/council willing we'll be setted in mid Nov.  Once its all paid I'll do a financial wash up of it all to show where the costs were. 

I mentioned earlier that the whole process as resolved in a decision for us to stay in our current house where we'll undertake a restoration of the existing villa and build an extension + new shed. I'll share some of the detailed plans once they've been drawn up but there is some DIY parts of this project I'll start with early...

One of the biggest bugbears I've always had with the house is the ugly roughcast which was put over the weatherboards in the 80s.

There is nothing overly sophisticated in getting it off but it is very rewarding.... chuck on some heavy metal from my youth and go to town with the crowbar.  The condition of the boards on this side are all pretty good (its the northern aspect) but the otherside I'm expecting to have to reclad....  I'll probably do all the work to get back to bare timber and then pass off to a profesh for painting.

Yeah I like plaster (am an ex plasterer) but I'm fucked if I can understand why people put plaster over weather boards like that.

Spent most of my sunday tearing more of this roughcast off.  The house is certainly going to be alot 'lighter' at this rate.  Got a bit of timber work ahead of me but so far very little rot.

I'll probably reclad down this side and safe the original boards for repairs in other sections.

This is the south side, the entire wall on the left will get taken out as that is where the new extension will come from.

The far wall will probably need reclad as am expecting some rot.

The 80s were a funny time in housing design.... everyone wanted a 'modern' look but with crappy materials.

I'll get some pictures of the current interior to provide some perspective.

Current debate is on what we do with the hallway, was thinking to go 'vanilla villa' with floorboards and painted paneling but now methinks taking it all back to the timber.

What is the hallway lighting like? Wood is good if it aint too dark

Exhibit B, 1981 reno of a then 20yo house, added new aluminium windows including the popouts on the front, aluminium porch, and downstairs bar. Aggressively shitty workmanship to pack out the walls behind the bar reno cladding, and absolutely no insulation installed.

Added another layer of lino to the original stuff that covers rimu floorboards

I’ve been there. Thin MDF nailed over beautifully crafted Canadian Oregon panelled doors painted high gloss brown. Pinex nailed over pressed plaster panel ceilings, fake particle board wood grain shit panelling etc. 

The decision to go back to timber is not to be taken lightly as it’s a ton of work, but extremely satisfying when finished.

Made me think... my grandparents built their retirement house on a block of land outside of TeHoro they used to fatten lambs (its all been subsequently split up.  Built in '98 it was already 'dated' by then, faux panelling, popcorn ceilling and cerotone.

I also ripped out one of the cupboards in one of the bedrooms back to the boards, creates some more space.  Reline and jib will be another weekends work.

Excuse the crap but this is the hallway.  Want to change the light fittings, go bare floorboards and do something with the panelling...

It'll look the shiz when you finished.. I have a little soft spot for timber villas. Ours was no different either, amazing rimu floors covered with carpet and Cork tiles.

Normally I’m not so keen on the timber everywhere thing but I think even I’d have trouble covering that hallway. 
She’s a nice old lady that is.

Cheers all.  Like most villas, this one was designed to present well to the street.  So in the context of what we are detailing with, these are better shots (taken last summer)

 

On the shed front I have a decent sized workshop which will fit nicely on the lower lawn.  I'll have to get a new vehicle entry from the other street but that wont be a bad thing.  Making it big enough so I can fit a 2 post hoist.

Titles arrived and takeover has been pulled forward to next monday.  Once the dust has settled I'll look to do some financial analysis.
